To expend any money on maintenace must do one of two things; enhance the property allowing for a better projected income or mitigate risk to the owner.
WHAT HAPPENS WITH MINOR MAINTENANCE COSTS?
Any maintenance item costing less then $125 is the responsibility of the tenant. This prevents the tenant from draining the owner for minor maintenance issues. When we initially take over the property management for your South Florida property or turn over to a new tenant we perform a detailed inspection. This inspection allows us to document the current condition of the property, make recommendations to the owner and correct any issues which may lead to financial liability or reduce the potential cash flow of the property.
WILL ADP HANDLE MAJOR MAINTENCE ITEMS?
ADP REALTY Property Management we handle any repair or maintenance item regardless of the size of the project. Upon retaining ADP Property Management in South Florida we will work with the owner and coordinate with the proper licensed tradesman to get the project done. Any work performed on your property will be by licensed trades people which are properly insured to mitigate any potential financial exposure. A building permit will be issued if required under the local code.
DOES ADP PROPERTY MANAGEMANET MAINTAIN RECORDS?
ADP Property management will maintain and make available all financial records concerning any work performed on your property in South Florida. We also maintain a portfolio of all images documenting the before and after of any work performed. All records are maintained in our online portal which all owners have access too.
